Carrying out a structural survey and perhaps alongside a home buyers report is an important step to buying a property. What Is Checked In A Structural Survey

The extent of the structural survey carried out will depend on your wishes and that of the mortgage company, some of the things checked include:

  • Checks OF the walls for damp
  • Strength of supporting walls and ensuring they have not been altered or removed
  • Check for hazardous materials such as asbestos
  • Building stability and checks on the foundations and ensuring no signs of subsidence
  • Ensuring all planning permission for all extensions and building work is in order
  • Checks for wood damage throughout the house ensuring the timber is in good condition, also check building for dry rot and woodworm damage
  • Technical build details and ensuring all certificates and work is in good condition
  • Checking for damp proofing and the insulation of the home.
  • Ensuring roof is in good condition with no leaks and no damaged tiles.
  • Questions on future planned improvements and building renovations.

Does A Structural Survey Value The Property?


It is important to know the difference between a mortgage valuation and a structural survey, the purpose of the building survey is not to value the property but to ensure the house you are buying is fit to purpose and highlight possible structural and regulatory problems with the property, in some cases the mortgage provider may need a structural survey but this is not always the way, this is sometimes more necessary for older houses or houses with extensions or other major renovations.
